Bryn Llys is a property in The Joys of Life Country Park on the outskirts of Bethesda at the foot of the Ogwen Valley in Central Snowdonia. It is a modern conversion of stone buildings that are over 100 years old. It has a four star Tourist Board rating. There is Wi-fi access to the internet.
An unloading area, suitable for wheel chairs accesses a 1:12 ramp that leads to a covered way from which open five bedrooms and a dining room � all with level access.
The dining room has slate-tiled floor and seats 18 at three tables.
Five ground-floor bedrooms open independently to the outside under a protective roof. Three of the rooms have twin beds and the other two (family rooms) have a double bed on the ground floor and twin beds on a mezzainine floor. There are en-suite toilets and shower and a colour TV for all the bedrooms.
An adjacent self-contained cottage that sleeps four can be used in conjunction with Bryn Llys to provide extra accommodation for larger groups.
A small fish pond adjacent to the bedrooms is covered with a child-proof net. There are ample free car-parking spaces. A 5-inch Garden Railway on the premises is being restored.
Mountaineering, biking, good beaches and water sports are available, as are castles, National Trust sites gardens and mountain bike tracks.

Kitchen
The kitchen is accessed by two shallow steps from the dining room. It is fully equipped with a Range Master electric cooker, a microwave oven, a fridge, a freezer and a dish-washer as well as crockery and cutlery.
Living Room
A lounge on the first floor is accessed by a staircase from the dining room. It has seating for 15 people and contains a 36 inch colour TV, a CD player and a drinks fridge. The roof is supported by timber beams and it has fine views of The Carneddau Miountain Range.
Other Rooms
A games room on the first floor features a full-sized table tennis table. This packs away to allow the room to be used as a small lecture room if so desired.
A utility room with washing machine and drier and ironing board are on the ground floor and a toilet is adjacent to the dining room.
A drying room, a bicycle shed and boot-washing facilities are adjacent.

Additional Information Low and high level walks through magnificent mountain scenery. The North Wales cycle track passes within a quarter of a mile. Mountain guides and the hire of bicycles can be arranged.
